We shall do everything reasonably expected to ensure that you have an enjoyable stay, however, when you make this booking you are entering an agreement with us, therefore, please read our terms and conditions of booking below.
Please ensure we receive full payment of the holiday price within 48 hours of receiving this invoice. Unfortunately, if we have not received full payment within this period we will be obliged to release the dates. Payment can be made by electronic transfer to our bank. Please see details below:
We understand that plans change and if you need to cancel we will make every attempt possible to re-let the property. If we are able to re-let the property, we will refund to you any monies received from the replacement letting, minus an admin charge of £100. As we will be letting at short notice this may not be a full refund. For this reason we strongly recommend that you take out holiday insurance that includes cancellation cover.
COVID19 Specific terms – If you have a booking for any date that we (or you) are subsequently unable to honour following a change in government guidance or localised lockdown, we will transfer your booking to another date without penalty or, if mutual dates cannot be agreed, issue you with a full refund of any monies paid. As for any other illness, we do recommend that you take out holiday insurance to cover you, should you not be able to travel because you are required to self-isolate.
In the event that the accommodation becomes unavailable and we have to cancel your holiday then our liability is limited to a full refund only.
Your accommodation will be available from 4.00 p.m. on the day of arrival, unless otherwise arranged.
Please be ready to leave the accommodation by 10.00 a.m. on the day of departure, unless otherwise arranged. We ask that you leave the cottage, as far as possible, in the condition that you found it.
Dogs are very welcome – we just need to know at the time you make your cottage booking. We expect that they will be well behaved and house trained. Please keep them off the soft furnishings and beds, and do not leave them unattended in the property. Please make an extra effort to vacuum up all dog hairs before leaving. You are welcome to take your dog on one of the many wonderful dog walks, but please be considerate of our neighbours and any livestock that they may have in the fields. Please collect any dog waste for appropriate disposal.
We request that you do not smoke anywhere on the premises.
We request that you take reasonable care of our property. You are responsible and liable for any breakages or damages that you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we reserve the right to charge you for repair or making good if the damage or breakage is significant.
Please let us know about any problem with any appliance or fixture or fitting as soon as possible and we will ensure that, within a reasonable time, this is repaired, or alternative arrangements are made.
We ask for a refundable deposit of £25 per person to cover for any unforeseeable/significant damage. The deposit will be released to your bank account within 48 hours of departure (provided no unforeseeable/unreasonable damages have occurred). We also reserve the right to charge you/the lead booker, for repair or making good if the damage or breakage is significant and/or extends beyond the refundable deposit.
Visitors are asked to take care at all times while on our property. Parents in particular are asked to ensure that children are safe, accompanied by a responsible adult and not left unattended. We do not accept responsibility or liability for injury or damage to and loss of guests property, cars and contents and you agree to indemnify and hold us harmless from and against all actions, claims, costs and proceedings (including reasonable legal fees incurred in defending the same) arising from your acts or omissions (and those in your party) while on our property. In the event of guest misbehaviour or other necessary cause, we reserve the right to terminate the let without any refund of letting monies.
We (or our representative) reserve the right to enter any property at a reasonable time for the purpose of emergency maintenance or repair or any other need.
We want your stay with us to be enjoyable. Nevertheless, should you have cause for complaint, please advise us immediately, and we will do our best to assist you.
Any data collected during the course of this booking may be kept on computer.
